Dear Grey Hawk Trails Homeowners, As part of the Board’s ongoing efforts to maintain and improve the security, safety, and reliability of our neighborhood amenities, we are upgrading the access system for the pool and cabana. Our existing system is an older, standalone system, and the manufacturer is no longer in business. The new system will provide a more reliable and flexible way to manage access to our amenities and will allow the HOA to better accommodate appropriate access needs, such as providing service vendors access during designated times. Good news: You can keep your existing cards and fobs We are able to transition existing cards and fobs to the new system, which means homeowners will not need to purchase replacement fobs simply because of this upgrade. This also allows the Association to avoid the unnecessary expense of replacing all existing access devices. To make sure your household’s existing cards and fobs continue to work after the new system is installed, we need each homeowner to complete one simple step: By Saturday, September 6, 2026, please email the following information to greyhawktrailsfinance@gmail.com: • Your street address • The number from each pool/cabana access card or fob you would like activated for your household Please locate and submit all cards/fobs you currently use or would like to continue using. Once received, we will add those cards and fobs to the new system so your household’s access can continue when the upgrade is completed. Deadline: Sunday, September 6 Cards and fobs that have not been submitted by the deadline cannot be activated in the new system before the transition. If you miss the deadline, don’t worry—you will still be able to submit your information afterward, but there may be a temporary interruption in your pool/cabana access until your card or fob can be added. This upgrade is intended to provide our community with a more dependable and secure amenity access system while making the transition as simple and cost-effective as possible for homeowners. As Chair of the Rules Committee, I want to take a moment to remind everyone that our community rules and guidelines are in place to ensure a safe, welcoming, and enjoyable environment for all. These standards are not only important for maintaining the appearance and harmony of our neighborhood, but also for protecting everyone’s investment in our community.

Recently, we’ve noticed a few areas where rules have not been consistently followed. While most residents do a great job, we kindly ask everyone to review the community guidelines and make sure they are being observed.

By following the rules, we help:

Maintain property values

Ensure safety and security

Promote fairness and respect among neighbors

Reminder about exterior modifications: Any and all changes to the exterior of your property including, but not limited to painting, landscaping, fences, or structural additions—require submission of an Exterior Modification Request (EMR) Form and HOA rules committee approval before work begins. This simple step ensures consistency in design and helps preserve the look and value of our community.

Please see the Annual Newsletter which includes helpful information and highlights priority projects which will be undertaken in 2025. This information was covered at the Annual Meeting last night. Also included is the 2025 budget. Will include the attachment within this announcement and will also attach a copy to the “Files” tab on the HOA website in the event it’s easier for you to access/read.

Happy New Year!! Invoices for 2025 dues went out from Quickbooks automatically this morning (thankfully). Please check your email (and your spam folder, if necessary) and feel free to email Patti at greyhawktrailsfinance@gmail.com if you need the invoice sent again. Invoice payments may be left in the box on Patti’s front porch (1230 Campfire Trail) or mailed to 7294 Greyhawk Trail (our mailbox kiosk..no slot to drop in).

Also, please remember that our annual HOA meeting will be at the Fire Hall on Sunday, January 12th at 6:00 pm. If you would like to complete a proxy form, those are available under “files” at our website (www.greyhawktrailshoa.com). We look forward to seeing you there!

If you wish to assign your proxy to someone else, please fill their name in on the form before signing and returning it.

Hi, neighbors! 4th of July is just a couple weeks away! Our event is taking place on the 4th!! Amy Hawkins and Shana Henry have been working hard on putting this event together since my family will be out of town. They have lots of fun things happening including yard games, a bounce house/water slide combo, a snow cone truck and a fireworks show thanks to Jake Sewell for getting those! As a reminder the pool will be open and it does get super crowded so PLEASE watch your own children around the pool. We seem to never have enough chairs so bring chairs up if you want to. If we could get some volunteers to let us borrow tables that would be awesome. Just let us know if you plan to let us borrow and have them at the cabana by 10am on the 4th. Hope you all can make it!
